About our affordable housing program

Residency at this community is limited to those households having moderate incomes as shown below. In this county, the maximum allowable incomes (by household size) are as shown below.

In addition to standard wages, income includes monies received from all sources, such as alimony, child support, pensions, social security, and asset income. All information on income provided by applicants must be verified before occupancy. The certification process must also be completed annually. 

City of Marina Preferences

Our agreement with the City of Marina requires that we provide a geographic preference ("Priority") to affordable housing rental applicants with the following Geographic Preferences, in order of priority. As part of the application process, you will be asked whether you meet any of these criteria. We will verify any criteria you indicate you meet.
  • 1st Priority: People who work at least thirty-five (35) hours per week in a business or agency with a physical location within the City of Marina (see definition of Work in Marina).
  • 2nd Priority: Employees of the City of Marina including reserve police officers and volunteer firefighters who work at least thirty-five (35) hours per week for the City of Marina.
  • 3rd Priority: Public and private educational institution employees that work at least thirty-five (35) hour per week at an educational institution within the City of Marina.
  • 4th Priority: People who live in Marina (see definition of Live in Marina).
Working in Marina is defined as: earning one's primary source of annual income (salary, wages, commissions) through employment by a Marina employer licensed and permitted by the City, at a primary work-site in Marina; or through operation of a Marina-based business that is licensed or permitted by the City at time of application. Working in Marina does NOT include volunteer or unpaid work, or self-employment consisting solely of operating a business entity established solely for the purposes of investment in a rental property. Income earned in Marina must be verified by paycheck stubs, tax returns, and/or other documentation described in application forms. You must work in Marina at least 35 hours per week.

Living in Marina: ocupying and renting, at time of application, a bona fide rental dwelling unit (or owning and occupying a manufactured home and renting a mobile home space in a mobile home park) within the Marina city limits, as evidenced by Valid Third-party Documentation (lease, a California drivers license or identification showing street address (not post office box) of such residence, current California vehicle registration card, or gas/electric/water bills).
